Hazel Lanes is governed by its Declaration, its Bylaws, its Rules amd its Policies.
- The Declaration is somewhat like a constitution, setting out the general principles which apply to the condominium corporation; it requires review and approval by a variety of government agencies and by at least 90 percent of the owners. Fundamental principles are enumerated in the Declaration; operational issues are dealt with in other documents.
- Bylaws set out the basic governance concepts for the condominium corporation; these include the powers of the corporation, qualifications for directors and officers, banking arrangements and similar matters. The Standard Unit Bylaw delineates the items which are considered as "standard" for purposes of the Condominium Corporation's insurance and the unit owner's insurance. Bylaws require review and approval by at least 51 percent of the owners.
- Rules are operational in nature, addressing parking, materials which can be used for roofs, doors, etc., swimming pool rules, etc. Rules are reviewed and approved by at least 51 percent of the Board of Directors
- Policies are broad descriptions of the philosohies which are important to the condominium complex; the present policies pertaining to landscaping and irrigation matters. In the event of a conflict between a Policy and the Declaration, Bylaws or Rules, the Declaration, Bylaws or Rules take precedence. Policies are considered and approved by at least 51 percent of the Board of Directors.
