star 2023 Annual General Meeting
The 2023 Annual General Meeting was delayed until September 11, 2024 due to a change in auditors. It was held at 7:00 pm at St. Georges Parish Hall, 1164 Commissioners Road West.

Landscape Walk Around
The Landscape Committee tour of interesting gardens at Hazel Lanes on Saturday September 16th was well received and attracted 30 owners. The hour and a half long tour started at the mailboxes at the Riverside Drive entrance and wound through the complex, ending at the deck at the rear of unit 51. The walkaround was led by Dave Richardson of Parkway Gardens and took the group into, or by, a number of interesting front and back yards and included opportunities to learn about some of the unusuThe next tour will be in a few years time.al plants in various gardens.

Christmas Party The 2024 Christmas party was held on Sunday December 1st at Highland Country Club. Highland staff served hot appetizers throughout. Approximately 60 residents attended and enjoyed seeing neighbours. Always a popular event. Thanks to Jim Wagner and Deanie Markvoort for continuing to organize the event.

Hazel Lanes Resident Center
Huntington Properties maintains a Resident Center for Hazel Lanes residents on their website at Resident's Log In. There you will find information on your account, announcements, work order requests, together with a number of documents for Hazel Lanes. Be sure to keep your contact information current as Hazel Lanes now send official documents electronically.

Summer BBQ
The 2024 barbeque took place on Thursday June 20th at 5:00 pm, by the pool. This is our most popular event and was very well attended. Thanks to Wendy and Neils Petersen for organizing the event this year. Rob and Kathy Vallance will co-ordinate the 2025 Hazel Lanes barbeque.

Snooker
Those interested in restarting the Snooker Tournament should contact Rod White for more information. Rod is looking for someone to help him.

Pool
The pool at Hazel Lanes is classified as a Class B pool. The Middlesex London Health Unit inspects our pool each year before it will approve its opening for the season.

Please note specifically that:

1. All guests must have the homeowner present at the pool.
2. If you are using the tables with umbrellas, please put the umbrellas down when you leave and wrap the securing band in place.

In addition to the usual pool amenities, three new heavy-duty umbrella stands and accompanying umbrellas have been purchased for the lounging area; two at the west end and one along the south wall. This should provide additional shade for guests and improve safety in the event of wind gusts. The umbrella stands, although heavy, have wheels and are easily movable. For safety reasons however, please note that:

1. All umbrellas must be closed and secured after use
2. Umbrella stands are not to be moved while the umbrella is open; a tipping risk still remains
3. Unless moving the umbrella stand, umbrella stand wheels must remain locked at all times. Failure to do so may result in personal injury or the umbrella and stand ending up in the pool.
4. When opening or closing umbrellas, please ensure that they are sufficiently away from the wall and any other umbrella or obstruction to prevent interference with the operation; umbrellas have been previously been broken by not observing proximity.

Smoke Detectors
A reminder that the Ontario Fire Code requires every home to have at least one working smoke alarm (detector) on every floor of the house and outside all sleeping areas. The Code also requires that smoke alarms be tested annually and replaced within the time frame indicated in the manufacturer's instructions, which is generally no more than every 10 years at most. The Fire Code also now requires that every home have at least one working carbon monoxide (CO2) alarm in any area where a fuel-burning appliance is installed and adjacent to each sleeping area. The Code requires that CO2 alarms be tested and replaced on the same basis as smoke alarms. In newly built homes, the Fire Code also mandates that smoke dectectors have a battery backup source of power; something that was not installed when homes were built in Hazel Lanes.

Book Club
The Hazel Lanes Book Club is very popular. The group meets bi-monthly. Contact Sara Kearney for more information. There is a book library by the west pool entrance where you may pick up a free book to read or drop one off to be read by someone else (thanks to Len and Sheila Hughes).

New Tenant
Vivian Capewell and Jerry Lacina have rented their unit, unit 10, to Andrew & Veronika Irvine.

Board of Directors
Vincent Anthony has agreed to stay on the Board for another three year term. Brendon Dempsey has stepped down from the Board and Jim Reiber has taken his place.

Medical Equipment
If you have a temporary need for a walker, crutches, raised toilet seat or grabber, contact Frank Kearney who manages an inventory of medical equipment donated by several Hazel Lanes residents.

Paint Colours
Approved paint colours are list at Paint Colours. For more information, check with Phil Nagle, Huntington Properties.

Volunteers
The Board is seeking volunteers to fill a number of Committees. Various residents manage most one time events, such as the summer barbeque and Christmas party, which are a lot of fun and make Hazel Lanes such a friendly place to live. Please let a Board member or Phil Nagle know if you are interested in helping.

Pool Committee
The Pool Committee members are Vincent Anthony, Shawn Murphy and Tim Zuber.

Aquafit
Aquafit operates Tuesdays and Thursdays at 9:30 am in the summer months. See Anne Pavlosky, Elise Howard, or Choo Low for more information.

2024 Fees
The Hazel Lanes condominium fees increased by $20 per month to $520 per month effective March 1, 2024. Details were contained in a letter from the Board sent to each resident. For residents who opted to bundle Rogers services, the current combined monthly cost is $633

Landscape Report
The Landscape Committee Report 2023/4 highlights the landscaping issues which occurred in the past 12 months and the Committee's plans for 2024. The report also provides the results from the landscape satisfaction survey underaken in early 2024. If you have questions, contact one of the committee members Beth Girvan, Roy van Amerom or Frank Kearney.

Grass
Maintaining healthy grass is a priority for the Landscape Committee. In answer to your inquiries, here is the plan for keeping the turf as healthy as possible:

The Landscape Committee added an extra fertilizer application in 2024 which was applied in early Spring.
