CARBON MONOXIDE
The Ontario Fire Code requires every home to have at least one working smoke alarm (detector) on every floor of the house and outside all sleeping areas. The Code also requires that smoke alarms be tested annually and replaced within the time frame indicated in the manufacturer's instructions, which is generally no more than every 10 years at most
The Fire Code also now requires that every home have at least one working carbon monoxide (CO2) alarm in any area where a fuel-burning appliance is installed and adjacent to each sleeping area. The Code requires that CO2 alarms be tested and replaced on the same basis as smoke alarms.
SPRING LANDSCAPE PLANNING
Each spring, a member of the Landscape Committee does a walk around of the complex with a landscape professional to identify diseased, unsightly or overgrown plants. Typically, in April, a survey is sent to the 69 unit owners at Hazel Lanes to determine their satisfaction with landscaping, snow removal and irrigation and to ask owners to identify any landscaping and irrigation needs they have.
These activities lead to requests for quotations from two or three suppliers. At the same time, quotes are requested for any work that is independent of the 69 homes (i.e. in common areas).
All new landscaping at Hazel Lanes must be first approved by the Landscape Committee on behalf of the Board of Directors of the condominium corporation. That approval is almost automatic unless the work involves creating or expanding gardens or changing sight lines between units. Woody ornamental work in front of each unit and in the common areas is often paid for by the condominium corporation; budget sometimes limits what can be done. Perennials and annuals are typically paid for by individual owners. Landscaping at the side or rear of a unit is an owner responsibility but still requires approval from the Landscape Committee. Planting annuals in existing gardens does not require Landscape Committee approval and is always an owner responsibility. Contact

Front yard gardens are mulched every spring by TLC, our landscape maintenance contractor. Pruning of trees and large shrubs in front yard gardens is done as needed, typically after plants have flowered or stopped growing. Any snow plow damage is repaired in April each year. Each fall, TLC prunes any trees that are brushing against the side or roof of a unit. TLC often does major work such as planting larger trees. Davey Tree typically is involved in major tree pruning and tree removal. When arranging for any landscaping, please ensure that the landscape contractor is qualified and has adequate liability insurance. TLC, Parkway Gardens and Terra-Sky Design are often hired by Hazel Lanes and / or owners. Please also ensure that the landscape contractor investigates the location of irrigation and utility lines; any damage must be reported immediately to the Property Manager and the contractor should not make repairs without the Property Manager's approval.
IRRIGATION
Each spring (usually in mid May), our irrigation contractor, MacKenzie Irrigation, starts up and tests the irrigation system (there are slightly less than 100 zones in the complex) If you see an area which is not being adequately irrigated, please contact
John Bisset, Chair of the Irrigation Committee and notify our Property Manager.
Half of the complex is irrigated on even numbered days from approximately 10:00 pm to 8:00 am; the other half of the complex is irrigated on odd numbered days. The length of the irrigation cycle changes based on the water needed by the grass.
